Ask most building managers what a fire and security contractor does, and the honest answer is often a narrower picture than reality. For Smartec, fire detection is one of the broadest and most technically varied parts of what we deliver, covering far more than the smoke alarm most people picture. This post is the first in our Service Discovery series, where we walk through exactly what sits behind each of our core services, starting with fire detection.
What types of fire detection system are there?
Three main categories, each suited to different building types, occupancy levels and risk profiles. Smartec designs, installs, commissions and maintains the full range: conventional fire alarm systems for smaller or simpler premises; addressable systems for larger or more complex buildings where pinpoint fault and alarm location matters; and aspirating smoke detection (ASD) for environments where early, highly sensitive detection is critical, such as server rooms, heritage buildings and spaces where conventional point detectors are not practical or sensitive enough.
Choosing the wrong category of system for a building is not just inefficient. It can leave genuine gaps in compliance. A conventional system in a large, multi-occupancy commercial building, for instance, makes it far harder to isolate exactly where an alarm has triggered, slowing response and increasing the risk of unnecessary evacuations across unaffected zones.
Why is fire detection a design discipline, not just an installation?
Because specifying a system properly starts long before installation. It requires understanding the building’s layout, occupancy patterns, fire risk assessment findings and existing infrastructure. Smartec follows the same Design, Installation, Maintenance and Aftercare lifecycle on every project, so the system installed has been engineered for that specific building rather than adapted from a generic template.
This matters particularly for buildings that have evolved over time. A change of use, an extension or a refurbishment can quietly invalidate the original detection design without anyone flagging it. Part of our role is identifying when an existing system no longer matches the building it is protecting.
What does fire detection need to connect to?
The wider life safety ecosystem: a detector triggering an alarm is the beginning of a fire safety response, not the end of it. Fire detection systems at Smartec are typically integrated with AOV (automatic opening vents) for smoke ventilation, PAVA systems for voice alarm and evacuation messaging, and where relevant, disabled refuge and evacuation lift systems. A detection system that is not properly integrated with these elements creates exactly the kind of compliance gap that only becomes apparent during an audit, or worse, during an actual incident.
What does ongoing maintenance actually involve?
Planned preventative maintenance (PPM) visits covering detector sensitivity testing, panel diagnostics, battery and standby power checks, and verification that the system continues to reflect the building’s current layout and use. Installation is the visible part of fire detection work; maintenance is where most of the ongoing compliance burden, and value, sits. First-time fix rates matter most here. A visit that correctly diagnoses and resolves an issue on the first attempt avoids repeat call-outs, downtime and the compliance risk of a system left in a degraded state between visits.
How do you know any of this actually happened?
Because every finding is captured at the source. A test result or fault diagnosis is only useful if it is recorded, and every detector, panel and call point we maintain exists as an individual record in the Smartec Client Portal. Test results and defects land in that record on the spot during the visit, with defects photo-verified. When your insurer, an auditor or the fire and rescue service asks for evidence that sensitivity testing happened or that a fault was resolved, the answer is a download from a tamper-proof Digital Logbook, not a search through a filing cabinet.
What should you ask about your current system?
Three questions surface gaps quickly. What category of system is currently installed, and was it specified for the building’s current layout and occupancy, or an earlier configuration? When was sensitivity last tested on individual detectors, not just the panel as a whole? And how is the detection system integrated with AOV, PAVA or evacuation systems elsewhere in the building? Addressing gaps proactively is far cheaper and less disruptive than doing it during an enforcement visit or after an incident.
